Want To Stay Current On How Many Homes Are On The Market In Most of Solano County?

A new year means new additions and new traditions. So starting today, I’ll be tracking the number of homes on the market in the Solano County communities we serve on a weekly basis. Keeping track of the inventory every week is something I usually do for Benicia, but now I’m going to start doing it for Vallejo, Fairfield-Green Valley, Suisun and Vacaville, too. And I plan to post the numbers on this blog every week.

Today, the list is only one line long. But if you subscribe to this Blog or keep checking back regularly, as the weeks progress, you’ll see an ever-evolving incredibly useful window into what’s really happening in the market.

As the year begins, here is the housing inventory for each of the five Solano County communities we serve (the full report also breaks it down by single family homes and condos/townhomes):

  • Benicia –106
  • Vallejo — 878
  • Fairfield/Green Valley — 699
  • Suisun City — 232
  • Vacaville — 416

Real estate has always been a classic supply-and-demand type of industry. When the demand is high and the inventory low, prices climb and when inventory soars and demand weakens, prices soften. This chart won’t track demand, but it will track inventory. To see how much demand there is, you’ll be able to see my monthly sales reports, which I plan to post the first week of each month. The December report has just been posted (though, December is always a quirky month stat-wise, due to the holiday demands on everyone’s time).

By looking at the number of sales that are occurring on a monthly basis and comparing that to the increase or decrease in inventory, you’ll have a very accurate glimpse of supply and demand in Solano County. Unfortunately, since I have to tabulate most of this info manually, there’s not time to do a similar report for the Contra Costa County communities we serve (too many cities).

But for clients or prospective clients who are interested in customized data of a particular city or section of our Contra Costa market area, let us know what you’re looking for and we’ll be happy to oblige (as time and echnology permits).

I’ll, of course, be analyzing these charts and offering my views on what’s happening in the marketplace. But for those who like to see the raw numbers, there will plenty for you to sink your teeth into in the coming weeks and months.
