Solano County Housing Activity Report For The Week Ending Feb. 16, 2009

Our New Weekly Pending-And-Sold Report Debuts This Week…See Below
It was an up-and-down week for Solano County’s real estate listing supply, as Vallejo, Vacaville and Suisun City all saw declines in their housing inventory while the other two cities in our Solano market area either stayed the same or saw a supply uptick.
Here’s a quick recap of this week’s numbers. To see full details, including the number of single family homes, condos/townhomes and week-by-week trends since the beginning of the year, Click Here or on the graphic.
- Suisun City’s inventory dropped by a total of eight homes, giving it almost the same supply as it had two weeks ago. Overall, Suisun’s inventory stands at 181 homes — a net decline of 24% from its high of 240 on Jan. 12.
- Benicia’s supply of homes remains largely the same as it has since the year began. There were 106 homes on the market on Jan. 5 and there are 105 for sale right now.
- Vallejo has 57 fewer homes on the market today than it did at the beginning of the year. This past week saw a 2.1% decline. The inventory today stands at 821 homes.
- Vacaville saw the biggest decline in the county, with a 5.9% drop in its inventory over a week ago. Since Jan. 5, the number of active listings has fallen 15%. Today, there are 353 homes for sale.
- Fairfield was the only city in the county that saw its inventory climb in the past week. It rose a modest 1.2%. Yet, for the year, the inventory is down 12.4%.
As noted in today’s Sub-Head, I’m unveiling a new weekly report today that will detail the number of homes that went pending or closed escrow in the past week.
As with our Housing Inventory Supply Report, this report will also be cumulative, so over time, as the report grows in length, you’ll be able to look back and quickly see how many homes sold or went into contract on a week-by-week basis.
Since the data from this report is downloaded from our MLS system, only those transactions which have been reported to the MLS during the previous seven days will be included in my report (in other words, if an agent is tardy in reporting a status change to the MLS, it won’t be included in my totals).

One other note about this new report: When a property goes into contract, an agent has the option of several different MLS “pending” statuses. So as you look at these totals, realize that the number of “fresh/new” Pendings may actually be slightly less than what shows in the report, since a listing that changes from one pending status to another will be counted each time.
