Weekly Solano Home Inventory & Sales Report For The Week Ending Mar. 2, 2009

Starting This Week, One Combined Report Covering Actives, Pendings & Solds
Every city in our Solano County market area saw its supply of available homes decline in the past week, led by a whopping 7.8% drop in Fairfield/Green Valley.
Since the beginning of the year, Vallejo, Fairfield, Vacaville and Suisun City have all had double-digit declines in its housing inventory, as eager investors and opportunistic buyers continue to flock to the ever-dwindling supply of bargain-priced foreclosures and short sales in those four communities.
As has been the case since the first of the year, Benicia is the only community in Solano where the inventory has remained fairly constant. In fact, there are exactly the same number of homes on the market today (106) as there was back on January 5th, that after a modest 1.9% inventory decline from a week ago.
For the week, Fairfield led the way, as its supply of active listings dropped from 605 to 558. Vallejo’s inventory dropped from 796 to 761, while both Suisun City and Vacaville dropped an identical 2.9% over a week ago.
Since Jan. 5, the drop in the number of active listings has been nothing short of dramatic, led by Suisun City, where there are 27.6% fewer homes on the market today than just nine weeks ago. And this at a time of year when the inventory traditionally is on rise.
Those same four communities, as you might imagine, also experienced strong sales numbers, both in terms of pending sales and closed escrows. For the week, Vallejo and Fairfield had 57 and 47 pending sales, respectively. And the two reported 59 and 35 closed sales for the week. They ranked 1-2 in the county in both categories.
