Wonder What Your Neighbor’s Home Sold For? VALLEJO Home Sales Report For February

vallejo-home-sales-feb-2009-croppedThe sign in the yard is finally gone and the new buyers have moved in. But you’re still dying to find out the sales price.

Curious what that home down the block sold for? Well wonder no more. Just click on the graphic to see the full list of every home sold in February in Vallejo.

You can see the selling price, days on market and even how much the selling price differed from the home’s original asking price.

Among this month’s highlights:

  • The least expensive home last month was a condominium that sold for $26,000 on No. Camino Alto.
  • The most expensive home that sold in Vallejo in February was a 2,900 sq. ft. home on Overlook Dr. in Hiddenbrooke, which sold for 469,900.
  • Which home dropped its price the most? That honor went to a home on York Dr., which sold for $253,000 LESS than its original asking price!
  • Almost one-quarter of the homes sold last month went for more than the asking price. The leader in that category was a home on Sealion Pl, in Glen Cove, which sold for $31,000 above its original list price.
  • Some homes sold right away, whereas others took a L-O-N-G time. The “Perseverance Award” goes to the sellers of a home on Monterey St., who had their home on the market for 425 days (that’s right — 14 months!). More than 25% of the homes that closed escrow were on the market for at least 100 days and 15 stayed on the market for 200+ days
  • And finally, all but seven of the homes that closed escrow in Vallejo last month were either short sales or foreclosures (REOs). The vast majority (almost 90%) were REOs.

The first week of each month, I download the statistics and prepare this custom report for both Benicia and Vallejo. So be sure to check back next month to see how March fared. Throughout the month, I regularly post a number of articles and reports that are designed to keep you updated on the local market.
