Gaudy Solano County Home Sales Figures For March: More Proof We’ve Reached The Bottom?

March’s home sales numbers were again ‘off the charts’ throughout Solano County when compared to last March and they’re also stronger than Feburary’s totals, which, in turn, were stronger than January’s numbers.
All of this adds credence to the notion that the market may have already hit bottom in the lowest price ranges, as opportunistic investors and eager first-time buyers continue to descend on the market in record numbers.
Some of this month’s highlights:
- Of Solano County’s 615 home sales in March, 543 were distress sales (foreclosures or short sales).
- The lowest price in the county was a $23,000 home in Vallejo. The highest was a $869,000 home in Fairfield.
- County-wide, the median priced home sold for $177,000. Vallejo had the lowest median sales price at $125,000 while Benicia had the highest ($356,500).
- Vallejo had the almost as many sales last month (215) as the entire county had last March (273). Of Vallejo’s 215 sales, 201 were distress sales.
- Vallejo also had 249 pending sales last month — the highest total in Solano County.
- Right behind Vallejo was Fairfield-Green Valley (175 sales, 160 pending sales) and Vacaville (102 & 90).
- Each city in our Solano market area had more sales in March than in February. Benicia, Fairfield and and Suisun City led the way — all three had at least 150% more sales than the previous month.
- County-wide, there were 615 March sales, compared to 457 in February and 429 in January.
- Compared to last March, sales were up 225% throughout Solano, led by Suisun (335%) and Vallejo (325%). As expected, these totals eclipse by a long shot the stellar numbers that Business Week magazine reported last month when it ranked Fairfield as #1 in sales gains nation-wide.
