April 26th, 2009 categories: Buying, Market Update, Selling, Vallejo
Interested in what your neighbor’s home sold for or how long a particular home was on the market? Want to know how far a homeowner had to drop their price before it sold?
You’ll find all that and more in this month’s Vallejo Home Sales report — a comprehensive list of every home that closed escrow in Vallejo in March.
You can see the actual sales prices plus the original list price, final list price, closing date, days on market and the net price change from start to finish. You can also see if it was bank-owned (REO) or a short sale.
Some highlights from this month’s Vallejo Home Sales Report:
- There were 224 reported home sales in Vallejo last month, according to the multiple listing service.
- 207 of those were distress sales — including 190 REOs and 17 short sales. Only 17 were traditional fair-market sales.
- 166 sales were for less than the home’s original listing price while 40 sold for more than their original asking price.
- Eighteen sold for the original list price.
- The lowest price last month was $23,000, for a condominium on North Camino Alto.
- The highest sales price was $430,000 for a home on Overlook Dr. in Hiddenbrooke.
- The largest price drop was $264,000 — for a home that sold on Pebble Beach Dr. in Vallejo’s Northgate area.
- The largest over-asking sales price was $45,250, for a home on Aragon St. in East Vallejo.
- The perseverance award goes to a home on Winter Harbor Place, which stayed on the market for 490 days (that’s 16 months!).
