Solano Home Sales & Listings Report For The Week Ending Apr. 27
April 29th, 2009 categories: Benicia, Buying, Fairfield-Gr Valley, Market Update, Selling, Solano, Suisun City, Vacaville, Vallejo
On the heels of the first quarter statistics for Solano County and final March totals for the county, both of which were posted a few days ago, comes our regular Weekly Home Sales & Listings report.
And, as you’ll see, the story that we’ve been reciting since early January marches on this week.
Inventory continues to drop amid a high sales pace characterized by over-asking-price multiple offers in many of the county’s most affordable neighborhoods.
Every city in our Solano market area saw its inventory drop, albeit not by as large a percentage as we’ve seen over the past few weeks. Pending and closed sales numbers, however, remained at about the same high levels that we’ve seen in recent weeks.
This week’s report also provides a recap of the past month along with the usual cumulative totals for each city since the first of the year.
Some of this week’s highlights:
- Benicia led the way this week with a 6.5% drop in its housing supply. Next was Fairfield (-4.3%) and the Vallejo (-3.3%).
- Over the past four weeks, Suisun City saw its inventory fall by an almost-unbelievable 30.5%. Over that same period, Vallejo’s supply dropped 21.2%.
- In terms of sheer numbers, Vallejo’s housing inventory fell by 98 homes between Mar. 30 and Apr. 27. Next in line was Fairfield (-70).
- Since the first of the year, Suisun City leads the way with a staggering 59.1% drop in its housing supply. Fairfield (-48.9%) and Vallejo (-47.4%) both have lost almost half their inventory since early January.
- Vallejo had the strongest sales week, with 50 pending sales and 38 closed sales.
