Weekly Home Sales & Listings Report For Solano County As Of May 11, 2009

Every city in our Solano County market area saw its inventory drop again this week, following a pattern we’ve seen throughout most of the county since mid-January. Closed and pending sales totals remained strong last week as well.
All of this continues to validate the feeling in local real estate circles that we’ve probably already bottomed out.
Some of this week’s highlights:
- Suisun City’s inventory dropped another 12.8% this past week. There are now only 72 homes on the market in Suisun — a far cry from the 240 homes that were for sale on Jan. 12.
- Vallejo’s inventory is now down to 407 active listings — that’s a 53.6% drop since its high-water mark of 899 on Jan. 12.
- Benicia has finally gotten into the act, with three straight weeks of reduced inventories — only the second time that’s happened this year. Benicia now has 89 active listings; a few months ago it was at 117.
- Vacaville’s inventory dropped by another 9 homes last week and now sits at 249, which is 40.1% lower than it was in early January.
- Fairfield/Green Valley’s inventory is now down 55.1% since January, with 15 fewer homes on the market than a week ago.
- Vallejo led the way with 60 new pending sales last week, followed by Fairfield with 42. Those same cities were also 1-2 in closed sales last week, with 35 & 24 respectively.
