Weekly Home Sales & Listings Report For Solano County As Of May 25, 2009

If you’ve been following this blog and watching Solano County’s housing inventory and sales numbers on a weekly basis, you know that since early January, almost every city in the county has seen its sales grow and its supply decline.
And this week is no exception, as every city in our Solano market area saw another drop in its supply, with multiple- and over-asking price offers becoming a more and more common occurrence, thanks to the laws of supply and demand.
This week’s report has active listings data and pending/sales details for all five cities: Benicia, Vallejo, Fairfield, Suisun and Vacaville.
Some highlights from the current report:
- Suisun City had the highest inventory decline in terms of percentage over the past week, with an almost 18% drop in its supply. Benicia and Fairfield/Green Valley were next, both with a loss of almost 9% over the past seven days.
- Though it may seem impossible to believe, for the year, Suisun City has already lost almost 75% of its inventory. In early January, there were 232 homes on the market; today there are 64.
- Vallejo has dropped from 899 active listings on Jan.12 to 372 today — a 58% decline.
- Vallejo has been averaging 61 pending sales and 40 closed sales a week since the beginning of the year, followed by Fairfield (42/26) and Vacaville (25/18).
- Fairfield had the largest drop in its inventory in terms of sheer numbers last week, with a net loss of 27 homes from its supply. For the year, its inventory of active listings has gone from 699 to 284 — a drop of almost 60%.
