Solano County Weekly Real Estate Report — Listings & Pending Sales As Of June 1, 2009

June is here and now that May has drawn to a close, all you have to do is compare the inventory of homes for sale today throughout Solano County to what they were just one month ago to see the dramatic market change that’s occurred.
It’s a change that, as you know if you’ve been reading this blog on a regular basis, has been underway since about mid-January.
But it’s really picked up steam in the past few months, as this week’s Weekly Solano Real Estate report illustrates.
Some highlights from this past week:
- Every city in Solano County except Vacaville saw its inventory decline again last week.
- That makes 16 straight weeks of a decline in the housing supply in Vallejo, 15 straight weeks for Fairfield and 17 out of the last 20 for Suisun City.
- Suisun saw the biggest percentage decline in May, with a 43% drop in its housing supply last month.
- Vallejo has seen its inventory drop 21% for two months in a row. Fairfield-Green Valley lost 19% of its inventory in April and again in May. Vacaville was down 17% and 14% for those two months.
- For the year, Suisun’s supply of active listings is down a mind-boggling 74%, followed by Vallejo and Fairfield (down 61%), Vacaville (-46%) and Benicia (-22%).
- Pending and closed sales activity remained strong throughout the county last week, led by Vallejo’s 57 new pending sales and 33 closed sales that were reported for the last week in May.
