Weekly Real Estate Report For July 6: Solano Inventory Up In The North, Down In The South

weekly-solano-home-reportThe second half of the year is officially underway and although it’s only a few days old, a few noteworthy changes occurred in the past week.

After watching their inventories plummet for most the entire first half of the year, all three Northern Solano County cities — Vacaville, Fairfield and Suisun — saw double-digit increases in their housing supplies in the past week.

Down south, in Benicia and Vallejo, inventories continued to drop, though Vallejo’s decline was only by a mere two homes.

While those numbers only represent a few days, it’s still the first time that three or more cities have seen their inventories rise in the same week since the week of Feb. 9th.

It very well could just be a fluke. And it’s way too early to call it any kind of trend. But it’s nevertheless notable enough that it at least bears watching.

Demand remains very high, particularly in $300,000-and-below price range, with multiple offers ruling the day for most halfway-decent properties in that price range.

Some highlights from this week’s report.

  • Benicia saw the largest decline in its housing supply, with a net loss of six active listings for the week.
  • Fairfield saw the largest increase — with 16 more listings this week than a week earlier. That marks the second biggest weekly increase for FF of the year (the high: the week of Jan. 12, which saw an increase of 20 listings).
  • Vallejo led the way in sales activity, with 45 new pending sales and 47 closings for the week.
  • Despite its weekly rise in inventory, Fairfield/Green Valley had a healthy sales week with 33 new pendings and 36 closed escrows.
