June ‘09 Home Sales Stats For Solano County: Prices Up In Some Cities, Down In Others

Yesterday, I posted Solano County’s home sale numbers for the 2nd quarter along with my regular weekly home sales report. Today, more numbers for you to digest, as we look at the monthly totals for June.

Overall, it was another strong sales month county-wide. Though the numbers varied from city to city, compared to the previous month, there were 17% more sales in Solano County. However, the median price was down 3% from May.

The overall median price drop was largely due to Fairfield’s unexpected 25% drop in value — from $208,000 in May to a surprisingly low $155,000 in June. That’s the lowest monthly median price for Fairfield/Green Valley this year by a long-shot.

Elsewhere in the county, the numbers were either the same or higher than May: Suisun (+11%); Benicia (+7%); Vallejo (+1%); Vacaville (-1%).

Why Fairfield’s median sales price dropped so much in one month is a real puzzlement, especially after two consecutive months with a median price $50,000+ higher than what it was in June.

Despite its lower median price, Fairfield didn’t have any problem attracting buyers, though, as it had the second highest sales total in the county (189), right behind Vallejo, which had 221 June home sales.

The median price for the other cities in our Solano County market area for June, in descending order, were: Benicia – $355,000, Vacaville – $231,450, Suisun – $180,000, and Vallejo – $141,000.

A few other highlights:

  • Out of 676 sales county-wide, barely 100 were regular fair-market sales. A whopping 579 were distress sales (foreclosures or short sales).
  • Remember when a million dollar home wasn’t a big deal? How times have changed. The highest sales price in the county last month was for a 4+ acre farm property in Vacaville that sold for $1,075,000. That’s only the fourth time this year that a residential property has eclipsed the Million Dollar mark.
  • On the other side of the spectrum, the lowest sales price in the county was $27,000, for a condominium in Vallejo.
  • Overall, sales in the the county were 72% higher than last June, but prices were 36% lower than a year ago. Vallejo had more than twice as many sales as June ‘08, but its median price was 47% lower than what it was last June.
