Weekly Real Estate Report For July 13: See How Your Community Fared Last Week

In Vallejo, Fairfield and Suisun City, the number of active listings keeps falling.
And if you’re a seller than can only be a good thing. For as the inventory falls, the demand usually increases, which ultimately usually signals an increase in prices.
I just posted the 2nd quarter numbers for Solano County, and as expected, prices from Q2 of ‘09 were well off the pace from the 2nd quarter of ‘08. But the number of sales were way up (175% county-wide).
And you only have to look at the weekly housing report to see why.
- Six months ago, Vallejo had 899 homes on the market. Today, there are 268 — a drop of almost 70%.
- Fairfield had 719 active listings in mid-January and now there are 254. That’s a 64% decline.
- Suisun had 232 and now it has 59 — that’s a whopping 75% decline.
If you’ve been reading our weekly housing report on a regular basis, then you’ve had a ring-side seat and witnessed the rapid-fire inventory drop as it’s happened.
This week, Vallejo, Fairfield and Suisun all saw their inventories drop some more. For the week, Suisun was down a startling 16%, while Vallejo and Fairfield were down 4% and 2%, respectively.
Benicia, meanwhile saw its inventory stay the same as it was a week ago, while Vacaville saw a modest increase, with just one additional active listing than a week ago.
