Vallejo Home Sales Report For July 2009: Full Rundown On Each Home That Sold Last Month

Vallejo was again a hotbed of real estate activity last month, with multiple-offers again the order of the day, as Vallejo remains perhaps the Bay Area’s most affordable place to buy a home.
Each month, I publish a complete list of every home sale in Vallejo and Benicia. You can click on the graphic or here to download the full report, which gives details on the selling price, closing date, days on market and cumulative price change from start to finish for every home that closed escrow in Vallejo last month.
Some highlights from that report:
- There were 221 home sales in Vallejo in July — the exact same total as in June. That represents the second highest total for the year to date.
- The least expensive home was a condominium on N Camino Alto, which sold for a mere $25,000.
- The highest priced sale last month was $450,000, for an almost 3,000 sq. ft. home on Marshfield Rd. in Hiddenbrooke.
- 201 of the 221 sales last month were on distressed properties. Of those, 176 were bank-owned homes and another 25 were short sales. Only 20 were regular fair-market sales.
- The most days on the market was for a home on BW Williams Dr. that sold for $65,000. All told, it took 425 days to sell.
- The greatest price change from start to finish was for a home on Heartwood Ct. that ultimately sold for $270,000 below its original asking price.
- 82 homes sold for MORE than their original list price. The leader in that category was a home on Outrigger Dr. in Glen Cove that went almost $95,000 over asking price.
- Vallejo’s median price for July was $142,000. That’s $1,000 higher than it was in June (which, in turn was $1,000 higher than May’s median price).
