Solano Weekly Real Estate Report For Aug 10: Inventories Drop, Strong Sales Continue

weekly-solano-home-reportI know that this is probably starting to sound like a broken record, but if you liked last week, you ‘re sure going to like this week, too.

For the umpteenth week in a row, home sales in Solano County remained strong as the supply of homes in four of the five cities in our Solano market area saw their inventories drop yet again.

Vallejo saw the biggest decline in its inventory, with a net loss of 15 homes compared to last week. For the year, Vallejo has seen is supply of active listings drop by a staggering 73%, a number that’s bettered only by Suisun (76%). Read the rest of this entry »

July 2009 Housing Report For Solano County: Median Price Up 7% In One Month

July Home Sales Report - Click HereI just finished compiling July’s home sale numbers for Solano County. And they seem to confirm what we’ve been seeing week-in and week-out in recent weeks and months — that the market has definitely stabilized.

Stabilization is always the first step towards a housing recovery. And over the past 3-4 months, we’ve seen the local housing market firming up, as inventory dropped and demand increased.

If you follow my regular weekly Solano Home Sales Report, you’ve know that Solano’s housing inventory has dropped by 75% or more since the beginning of the year in some parts of the county.Solano Monthly Median Home Sales Price Thru July 09

Tens of Thousands Will Descend On Benicia For The 46th Annual Peddler’s Fair This Saturday

Benicia’s annual Peddler’s Fair, which some call the Granddaddy of all Peddler’s Fairs, takes place tomorrow (Aug. 8th) on First Street.

The fair features 300 vendors, who will be selling an assortment of antiques, collectibles, hand-made items, food, and even a little music and entertainment. First Street is closed to vehicular traffic beginning at First and J.

Tomorrow’s Peddler’s Fair opens at 8 am and runs until 5 pm. However the set-up begins in the wee hours of the morning. All parked vehicles must be off First Street by 1 a.m. , as vendors can begin setting up as early as 2 a.m. Read the rest of this entry »

Weekly Real Estate Report For Aug 3: Huge Changes In Most Of Solano Since January

weekly-solano-home-reportIt’s hard to believe that we now have seven months under our belt for 2009. With the year more than half-over, it’s also hard to believe how much has changed since January, when I started compiling my Weekly Solano County Real Estate Report.

In early- to mid-January, buyers could still negotiate a fairly good price without much competition from other buyers. And, most sellers were more than happy to credit closing costs on top of it.

Well, sometime about mid-February, the landscape began to change and by March, we were seeing a huge increase in activity, particularly in the $300,000-and-below price range.  Read the rest of this entry »
