Solano County Real Estate Report For Sept. 21: Inventory Drops Up North, Rises In The South

They say turnabout is fair play. Well that’s the story of Solano County real estate over the past week.
For, in a 180-degree turnaround from the previous week, when the inventory was up in the North County and down in the South County, the supply this past week was down in the north and up in the south.
So if you look at the numbers over the past two weeks, things have balanced themselves out — which often tends to happen the larger the sample size.
Pending sales activity remained strong last week as, aside from Benicia, the number of closed sales for the week was up in every other city in our Solano County market area compared to the previous week.
That’s not surprising, since, as I pointed out last week, many buyers like to close escrow at the end of the month, which often means a higher number of sales the last week of the month and fewer sales the first week of the following month.
Again, when you’re looking at things on a week-by-week basis, as I do in this report, you have to look at several weeks or even months before you can call it a trend.
If you like looking at the raw numbers, here are a few highlights from this week’s report:
- Benicia’s inventory rose by almost 9% last week. There haven’t been this many active listings in Benicia since late April.
- Vallejo added a net of 14 new listings last week, but still, its supply is down almost 75% for the year.
- After seeing its inventory increase by 41 listings over the previous four weeks, Fairfield surprisingly saw a net decrease of 19 last week.
- Suisun’s inventory is still hovering around the 50-active-listings mark, which is where it’s been for the past four weeks.
- Vacaville supply was down marginally last week (-3) and after going way down, then way up between early and late August, the current inventory is again right about where it was in late July.
