Solano County Real Estate Report For Oct. 5: Three Quarters Down, One To Go

I’m off to San Jose for our California of Realtors’ annual conference for the next two days. I’m sure I’ll have some new insights to share when I return. weekly-solano-home-reportSo be sure to check back later in the week for all the latest.

But before I go, it’s time to publish this week’s Solano Weekly Real Estate Report.

For the calendar watchers, last week marked the end of the 3rd quarter, which means we have three down and one to go.

As we head towards the finish line for 2009, we continue to see low inventory and rapid-fire multi-offer sales in the $300,000-and-below price range.

And that continues to mean strong weekly sales throughout most of Solano County, which remains the most affordable county in the entire Bay Area.

Some highlights from this week’s report:

  • Benicia ended the month with 17% fewer homes on the market than it had at the end of August.  With 80 homes for sale right now, that’s the lowest that Benicia’s inventory has been all year.
  • As recently as Sept. 21, Benicia’s inventory was at 99 — so that’s a 21% decline in just two weeks!
  • Fairfield/Green Valley saw an even bigger decline in it’s housing supply in September There are 18% fewer homes for sale in Fairfield today than there were a month ago.
  • Vallejo recorded it’s second highest total in 9 weeks for closed sales with 41 closings last week.
  • For the year, Suisun, Vallejo and Fairfield all have seen their inventory of available homes drop by 70 percent or more.  Vallejo has a whopping 654 fewer homes for sale today than it did back in early January.

Our Solano County Real Estate Sales Report appears at HomeSection.com weekly — it’s usually posted on Monday or Tuesday. To see the full report, click here.
