Some highlights from September’s reports:
- Benicia had 29 sales last month — three more than in August. Of those, 17 were distress sales (13 REO’s and 4 short sales).
- Vallejo had 186 sales in September — one more than the previous month. That total included 149 distress sales (131 REO’s and 18 short sales).
- The least expensive home that sold in Benicia was a condominium on Cambridge Dr. that closed at $97,000. The highest sales price last month in Benicia was a home on Johns Pl. that sold for $773,650. That was also the highest sales price in the entire county last month.
- The least expensive closed sale in the county in September was a 2 bedroom, 2.5 bath condominium on Corcoran Ave. which sold for $32,000. The highest sales price in Vallejo was for a home on Songwood Rd. that closed for $505,000 (the next highest sales price in Vallejo was $430,000).
- And in Vallejo, almost twice as many homes sold for MORE than their original asking price (114) than ended up below their original asking price (61).
- All told, 17 homes in Benicia sold for more than their original asking price while 10 sold below their starting price.
- The sale with the greatest price drop in Vallejo was a home on L. Ellenburg St. that sold for $119,000. It’s original asking price was $389,000….that’s a $269,500 price reduction!
- And finally, the biggest net price reduction in Benicia was for a waterfront condominium on East E Street in Portside Village. It started out at $455,000 and ultimately sold for $203,000…some $252,000 below its starting price.
