Weekly Solano Real Estate Report For Nov. 2: High Sales Numbers Last Week, However…

weekly-solano-home-reportLast week was the last week of the month, so that usually means higher than normal sales totals, since many buyers want to close that week in order to reduce their out-of-pocket closing costs.

So when you see the sales total for last week, which show far higher sales in most of the cities in our Solano County market area than in recent weeks, don’t get too excited just yet.

Some of the sales which contributed to those higher-than-normal numbers are probably related more to the time of the month than to a sudden change in the market.

Nevertheless, here are some highlights worth pointing out:

  • Vallejo had 45 closed sales for the week, its highest total since the week of July 19. It was only the third time in the last 13 weeks that Vallejo topped 40 sales for the week.
  • Fairfield’s 37 sales last week was that city’s highest total since Apr. 5 — and just the second time in the last 14 weeks that Fairfield had at least 30 sales for the week.
  • Suisun City had 13 sales for the week, which was its highest total since mid-June.
  • Vacaville’s 21 sales was its highest weekly total since early July.
  • Benicia was the only community where sales lagged. It only reported 3 sales last week — its lowest total in eight weeks.
  • The housing inventory was largely unchanged last week, with all communities except Fairfield (+9) either the same or very close to its totals for the previous week.
