Benicia & Vallejo Home Sales For Oct. ‘09 — The Entire List Of Every Closed Sale

Every month, I post a list of every home that closed escrow the previous month in Benicia and Vallejo. To download this month’s reports, click on the link towards the bottom of this post.
Some highlights from this month’s Home Sales Reports for Benicia and Vallejo:
- Benicia had 25 sales for the month. Of those, just over half (13) were distress sales (10 REO’s and 3 short sales).
- Vallejo reported 177 sales — all but 33 were distress sales (115 REO’s, 29 short sales).
- The lowest price in Vallejo was for a one-bedroom/one-bath condominium on N. Camino Alto, which sold for $35,000 (more than $7,000 above its asking price). The highest price in Vallejo last month was for a 3,800 sq. ft. home in Hiddenbrooke, which fetched $460,000.
- The lowest price in Benicia, meanwhile, was $110,000 for a condo at The Highlands. The highest sales price was for a custom estate with a 5,300 sq. ft. home on East O St. that sold for $1,556,000.
- The biggest price drop last month in Benicia was for a home on East J St. that ultimately sold for $169,000 below its starting price. The biggest net increase was $30,750, for a bank-owned home on West J St.
- In Vallejo, the biggest price-drop honors went to a home on Springfield Wy — a short sale which started out at $399,900 and sold last month for $128,500 — a $271,400 reduction. At the other end of the spectrum was a bank-owned sale on Brittania Dr., which sold for $70,100 above its original price.
- Finally, the Vallejo closed sale with the longest time on the market was on Clark Dr. It took 482 days…or, just about 16 months, to sell! The longest Days on Market in Benicia was 282 days, for another home on East O St.
