How Much Did That Benicia or Vallejo Home Sell For Last Month?

Every month I publish a list of home sale statistics for every home that closed escrow the previous month in Benicia or Vallejo.

Here are some highlights from November 2009’s Benicia and Vallejo Home Sale reports:
Benicia
- There were 32 closed sales last month in Benicia — that’s the most of any month so far this year. All but 12 of those were regular, traditional (non-distress) sales. That’s the highest percentage of traditional sales this year — by a long-shot.
- The lowest sales price in Benicia last month was last month was $105,900, for a Bay View Villas condo on Southampton Rd. The highest was for a 5 bedroom, 3,200 sq. ft. home on West I St. that fetched a cool $1 million.
- The biggest price change from start to finish was on a Bridgeview Heights condo on Lori Dr., which started out at $297,900 and ultimately closed at $165,000 — an eventual $132,900 price reduction.
- At the other end of the spectrum, five homes sold for more than their original asking price. The biggest net change was for a bank-owned home on Myrtle Ct., that sold for $310,000 — some $47,100 above its asking price.
Vallejo
- Vallejo had 146 sales in November (its lowest total for any month so far this year). “Only” 80% of those were distress sales, which is a 10-15 percent improvement over what it was earlier in the year.
- The least expensive Vallejo home in November was on a bank-owned home on Selfridge St. that sold for $46,000. The most expensive home in Vallejo was a regular sale on Marshfield Rd. in Hiddenbrooke. That home sold in 1 day for $ 469,000.
- The biggest price change in Vallejo was for a home on Frisbie St. that started out at $64,900 and ended up closing for an almost unbelievable $310,000. That’s almost $250k ABOVE the asking price.
- The sellers of a home on Keats Dr., unfortunately weren’t quite so fortunate. Their home had the biggest price reduction of all the homes that closed escrow in Vallejo last month. It started out at $379,900 and sold for $235,000 — a cumulative price drop of $144,900.
