Weekly Solano Real Estate Report For Dec. 15: Supply Up In 3 Cities Up, Down In 2 Others

weekly-solano-home-reportI just downloaded the weekly stats for Solano County’s home sale and listing activity reports, which you can download by clicking on the graphic to the right.

There were more homes on the market last week in Vallejo, Suisun City and Vacaville than the week before.

Meanwhile, the inventory was up in Benicia and Fairfield over that same period.

As we head towards the last few weeks of 2009, sales activity remains surprisingly strong for this time of the year.

Usually the number of buyers in the marketplace starts to tail after Thanksgiving arrives and then really falls off as you approach Christmas and New Years.

But this year, with low inventory throughout the county, buyers seem to be staying in the market with a fervor. Throughout the first two weeks of December, I’ve continued to show homes to prospective clients no noticeable drop-off.

The level of buying interest hasn’t really dropped off at all since summer and early fall, which is unusual for this time of year. But then, this year has been like no other I can remember.

And the numbers bear this out. Last week, for example, there were 91 new pending sales in the aforementioned Solano County cities. And 83 other homes closed escrow just last week alone in those same five cities.

  • Vallejo, Suisun and Fairfield all have seen more than 70% of their housing supply disappear since the beginning of 2009.
  • Vallejo and Fairfield combined for 56 closed sales last week. Those same two cities also combined to put 59 homes into escrow in the past week.
  • Benicia’s inventory eclipsed the 90 mark for the first time in 12 weeks. Still, Benicia’s inventory is down almost 20% since early January.
  • Fairfield has 22 more homes on the market today than it did a week ago.
  • Vallejo, meanwhile, has 14 fewer homes for sale today than last week.
