A Few Scenes From Yesterday’s 36th Annual Fine Arts & Craft Fair In Benicia

Benicia held its 36th annual Fine Arts & Craft Fair yesterday and as I strolled through the fair with my wife, daughter and our two grandchildren, I snapped a few photos and took a short video — to capture the essence of this year’s fair.

Weekly Solano Real Estate Report For Sept. 14: Huge Drop In Closed Sales Last Week

Some interesting notes this week:

  • Inventory was up in the north county (Fairfield, Suisun, Vacaville) and down in the south (Benicia, Vallejo).

Vallejo & Benicia Home Sales For August — Details On EVERY Closed Sale Last Month

We were on vacation from the middle of last week until Tuesday, so this month’s recap of last month’s home sales forPull Quote Benicia and Vallejo is a little tardier than normal. I had hoped to post this before we left town, but you know what they say about best laid plans.

As I do every month, I’ve tabulated the closed sales for both cities, so you can see details on every closed home sale, complete with bedrooms, baths, square footage, days on market and closing date — plus original list price, final list price and actual sales price.

There’s also a column showing whether or not it was a distress sale and another column that calculates the net price change from list date to closing date.

Weekly Solano Real Estate Report For Sept. 7: Supply Nosedives In Vaca…Up Everywhere Else

weekly-solano-home-reportIn what would certainly be considered good news to eager home buyers, the supply of existing homes for sale went up last week in four of the five cities in our Solano County market area.

Vallejo, Benicia, Fairfield and Suisun all have more homes for sale today than they did a week ago.

Meanwhile, Vacaville, which hadn’t seen its housing inventory decline in almost a month, unexpectedly saw its supply plummet a whopping 1 3.3% in one week.

August Home Sales Report For Solano County: More Proof That Better Times Lie Ahead

Solano Monthly Home Sales Report - Click HereIt’s the first week of the month and you know what that means — time to publish the monthly home sales statistics for Solano County.

There was quite a spread last month, with the lowest home sale a condominium in Vallejo that fetched $27,700 and the highest a 9-acre ranch in Vacaville that sold for a cool $1 million.

Real estate certainly seems to be on everyone’s mind these days and for most people, the big question is ‘have we really turned the corner’?

Median Sales Price Appears To Be On Its Way Up In Several Local Cities…Others To Follow?

It’s hard to believe that only about six months ago we were still wondering how much longer before the local real estate market would finally start to show signs that better times were on the horizon.

Little did we know back then that prices were finally bottoming out.  And now, here we are in early September and not only are we continuing to see very strong home sales activity, but we’re now at long last, also starting to see a slight rise in home prices in some parts of Solano County. Weekly Solano Real Estate Report For Aug. 31: Inventory Up In FF & Vaca, Down In Vjo, Suisun

weekly-solano-home-reportAlthough most well-priced homes continue to get multiple offers, the free-fall decline in the county’s home inventory has been moderating a bit in recent weeks.

Of particular note in this week’s Solano County Real Estate Report:

  • Fairfield saw its inventory increase for the third time in the past four weeks. There are 20 more homes on the market today than there were four weeks ago.

Weekly Solano Real Estate Report For Aug. 24: Vallejo No Longer Has The Most Listings

weekly-solano-home-reportFor the first time this year, a city other than Vallejo has the most active listings in Solano County.

The new leader: Fairfield, which saw its supply increase last week while Vallejo’s dropped yet again. So not only does Vallejo have just the second highest total in the county for the first time in 2009, but only four active listings separate it from Vacaville.

Have The Banks Created An Artificial Market?

Greedy BankerIn yesterday’s article, I talked about our expectations earlier this spring that hundreds of new bank-owned properties would come on the market shortly after the foreclosure moratoriums were lifted in early spring.

To date, those expectations haven’t come to fruition, which is bewildering, especially when most bank-owned homes continue to attract multiple-offers — sometimes with as many as 30+ offers on one house.

Are We In An Artificial Boom Market?

With Hundreds Of REOs Being Held Off The Market, Is The Current Market Boom Just A Temporary Thing?

For months now, the local real estate market here in Solano County as well as throughout the entire Bay Area has been getting stronger and hotter.

But nowhere has it been stronger than in places like Vallejo, Fairfield and Suisun, which rank among THE most affordable cities in the entire Bay Area.

It’s a classic supply and demand situation.

On the supply side, if you follow my Weekly Real Estate Report, you know that the inventory has plummeted by about 75% throughout these cities since the first of the year.
