Weekly Real Estate Report For Aug 3: Huge Changes In Most Of Solano Since January

weekly-solano-home-reportIt’s hard to believe that we now have seven months under our belt for 2009. With the year more than half-over, it’s also hard to believe how much has changed since January, when I started compiling my Weekly Solano County Real Estate Report.

In early- to mid-January, buyers could still negotiate a fairly good price without much competition from other buyers. And, most sellers were more than happy to credit closing costs on top of it.

Well, sometime about mid-February, the landscape began to change and by March, we were seeing a huge increase in activity, particularly in the $300,000-and-below price range.  Read the rest of this entry »

Weekly Real Estate Report For July 27: Is The Inventory Up Or Down Where You Live?

weekly-solano-home-reportI’m back in the office after a week of recharging the battery in Arnold, CA. Up in the forested area where we stayed, we were completely “off-line”…no cell coverage and no internet access. Talk about roughing it!

It really felt as if I’d turned back the clock about 15 years. But being out of touch for a week sure forced me to relax, which wasn’t a bad thing!

Okay, enough about “my summer vacation”…

While I was away, the inventory throughout Solano County moderated throughout most of the county. Fairfield was the only exception: its supply of homes dropped a stunning 13% over the past two weeks. Read the rest of this entry »

Gone Fishin’ This Week…

Gone Fishin'It’s vacation week for HomeSection.com. So no posts this week.

We’ll be back next week, with our Weekly Solano Home Sales Report and all the latest local real estate and community news and information.

And…just in case you believed the graphic, I’m not really going fishing this week (I like to eat fish, but sitting on a stool and dangling a pole in the water for hours on end isn’t my idea of a good time). I’d rather be splashing around in the water or relaxing with a nice cool beverage on a beach or by the pool.

June ‘09 Home Sales Stats For Solano County: Prices Up In Some Cities, Down In Others

If you’re a number cruncher or if you live for statistics, then this is definitely your week.June Home Sales

Yesterday, I posted Solano County’s home sale numbers for the 2nd quarter along with my regular weekly home sales report. Today, more numbers for you to digest, as we look at the monthly totals for June.

Overall, it was another strong sales month county-wide. Though the numbers varied from city to city, compared to the previous month, there were 17% more sales in Solano County. However, the median price was down 3% from May.

The overall median price drop was largely due to Fairfield’s unexpected 25% drop in value — from $208,000 in May to a surprisingly low $155,000 in June. Read the rest of this entry »

Weekly Real Estate Report For July 13: See How Your Community Fared Last Week

weekly-solano-home-reportIn Vallejo, Fairfield and Suisun City, the number of active listings keeps falling.

And if you’re a seller than can only be a good thing. For as the inventory falls, the demand usually increases, which ultimately usually signals an increase in prices.

I just posted the 2nd quarter numbers for Solano County, and as expected, prices from Q2 of ‘09 were well off the pace from the 2nd quarter of ‘08. But the number of sales were way up (175% county-wide).

2nd Qtr ‘09 Housing Statistics For Solano: Prices Way Down, Sales Activity Way Up

Half of 2009 is in the books and I just finished compiling the housing statistics for the 2nd quarter for Solano County.

2nd Qtr StatsAs expected, if you compare the second quarter of 2009 with the same period in 2008, the number of sales is way up while the median price is way down.

If you read my weekly sales activity report on a regular basis, you know that inventory throughout the county has dropped dramatically (by as much as 65%-75% in some cities).

So the second quarter housing statistics came out pretty much as one who follows these trends would  expect.

Real estate is heavily influenced by supply-and-demand principles. So when prices are down, inventory falls and sales activity increases. And that’s exactly what the second quarter statistics show. Read the rest of this entry »

Weekly Real Estate Report For July 6: Solano Inventory Up In The North, Down In The South

Weekly Real Estate Report For June 29: Six Months Under Our Belts…And What A Change

We’re right at the half-way point for 2009 and if you look at the inventory of homes and weekly pending sales for Solano County, it’s hard to believe how much has changed since the first of the year.weekly-solano-home-report

If you follow this blog on a regular basis, you’ve watched the inventory plummet and home sales increase — a trend that really started to gain momentum throughout most of the county in late January/early February.

Back in mid-January, Vallejo, Fairfield and Suisun City had 899, 719 and 240 homes on the market respectively. Today, they all have about a third of those numbers: Vallejo-282; Fairfield-245; Suisun-55. Read the rest of this entry »

Weekly Real Estate Report For June 22: Solano County’s Home Supply Continues To Tumble

The recent rise in interest rates hasn’t dampened the mood of prospective home buyers, as this week’s Solano County Real Estate report illustrates.

Solano County Weekly Real Estate Report — Listings & Pending Sales As Of June 15, 2009

Just got back from seeing my youngest daughter graduate with honors from Cal Poly San Luis Obispo, so this week’s housing numbers for Solano County are a day later than normal.weekly-solano-home-report

A few things of note during the past week:

1. Fairfield and Vallejo both had double-digit declines in their housing supplies last week, one week after seeing a brief interruption of that trend for the first time since February.

2. For the year, the housing inventories in Vallejo and Fairfield are both almost two-thirds less than what they were in early January. Read the rest of this entry »
