Solano Home Sales & Listings Report For The Week Ending Apr. 27

On the heels of the first quarter statistics for Solano County and final March totals for the county, both of which were posted a few days ago, comes our regular Weekly Home Sales & Listings report.

Gaudy Solano County Home Sales Figures For March: More Proof We’ve Reached The Bottom?

March’s home sales numbers were again ‘off the charts’ throughout Solano County when compared to last March and they’re also stronger than Feburary’s totals, which, in turn, were stronger than January’s numbers.
All of this adds credence to the notion that the market may have already hit bottom in the lowest price ranges, as opportunistic investors and eager first-time buyers continue to descend on the market in record numbers.

Solano Home Sales & Listings Report For The Week Ending Apr. 20

With each successive week, the story remains pretty much the same — more sales and even fewer homes to choose from throughout most of Solano County.
Last week was no exception, especially in Vallejo, Fairfield, Vacaville and Suisun City. Only Benicia saw an increase in its inventory. The other four cities all saw their housing supplies continue to drop.
In raw numbers, Vallejo led the way with 52 fewer homes to choose from this week than a week ago. That’s a drop of 9.8% in just one week. Since early January, Vallejo’s total inventory of homes has fallen by 45.6% — from 878 to 478.

1st Quarter Housing Stats For Solano County: Sales Up, Prices Down

Sales figures in Solano County were either way up or way down, in the first quarter of 2009, depending on whether you’re looking at the number of sales or sales prices.
Sales were up 261% county-wide compared to the first quarter of 2008. Vallejo led the way, with almost four times as many sales this year as a year ago, followed by Suisun City (up 311%), Fairfield-Green Valley (+245%), Vacaville (+190%) and Benicia (+126%). Read the rest of this entry »

Have We Hit Bottom? Solano Home Sales & Listings Report For The Week Ending Apr. 13

After almost three and a half months, I think we can call the continued weekly
reduction in the housing supply combined with strong sales activity throughout most of Solano County more than just a blip on the radar.
I think it’s now safe to call it a “trend” and perhaps an indication that we may have already hit “bottom” in most of the county.
If you’ve been following my weekly housing report since the beginning of the year, you know that inventory has been plummeting in Vallejo, Fairfield, Suisun and Vacaville on a weekly basis.
Benicia’s Inventory Drops Too…That’s Two Straight Weeks
While Benicia’s stats have been the lone exception over this period, with listings up one week and down the next, even Solano’s highest-priced city has now seen a drop in its housing supply and an increase in sales for two consecutive weeks, suggesting that Benicia’s market may finally be about to follow its Solano sister cities. This Week’s Solano Home Inventory & Sales Report: For The Week Ending Apr. 6, 2009

Another week, another drop in housing inventory throughout the county.
Even Benicia got into the act this week, as its supply of available homes dropped by 5.1%.
But in terms of raw numbers, Vallejo led the way,with an almost unbelievable 11% drop in its housing inventory this week alone.
For the year, Vallejo’s supply of homes has dropped by 36.2%. But year-to-date honors in that category goes to Suisun City, where the inventory has dropped almost in half (46.6%) since the first of the year.

This Week’s Solano Home Inventory & Sales Report: For The Week Ending Mar. 30, 2009

It was another strong week for real estate sales everywhere in Solano except Benicia, as has been the pattern for most every week since the first of the year.
Inventory plunged again in Vallejo, Fairfield, Suisun City and Vacaville. Those same four cities also posted strong pending sales numbers for the week, again mirroring what has happened so far this year.

Weekly Solano Home Inventory & Sales Report For The Week Ending Mar. 23, 2009

The weekly numbers are in and over the past seven days, every city in our Solano County market area except Suisun saw a drop in its supply of available homes while every city except Benicia saw continued strong buyer demand.
Some highlights:
- Vallejo and Fairfield together combined for more than 100 pending sales last week.
- Vallejo and Fairfield also had over 60 combined closed sales this past week.
- Vallejo’s supply of available homes dropped below 700 for the first time this year. On Jan. 5, there were 878 homes for sale; today there are 680.
- Benicia has three fewer homes for sale than a week ago, giving it the same total (106) as it had at the beginning of the year.
- Suisun City’s listing inventory is up by a few homes and Vacaville’s is down by a single listing.
