Weekly Home Sales & Listings Report For Solano County As Of May 18, 2009

weekly-solano-home-reportThis week’s Solano Housing report is hot of the presses and largely follows the same pattern that we’ve seen in recent months.

Vacaville took top honors this week in the inventory reduction category, with a 9.6% drop in the number of listings, followed by Vallejo (-5.9%).

Both Benicia and Suisun City saw a slight increase in their inventory, but only by a few homes. Benicia’s supply went from 80 to 93 and Suisun’s from 75 to 78.

Vallejo’s inventory dropped below 400 for the first time this year. Its high-water mark for the year was the week of Jan. 12, when there were 899 homes on the market. Read the rest of this entry »

Weekly Home Sales & Listings Report For Solano County As Of May 11, 2009

weekly-solano-home-reportEvery city in our Solano County market area saw its inventory drop again this week, following a pattern we’ve seen throughout most of the county since mid-January. Closed and pending sales totals remained strong last week as well.

All of this continues to validate the feeling in local real estate circles that we’ve probably already bottomed out.

How Long Has It Been Since Home Prices In Benicia, Vallejo & Vicinity Were This Low?

With home prices in Benicia, Vallejo and the rest of Solano County several hundred-thousand less than just three or four years ago, one question that often comes up is “How long has it been since prices were this low?pull-quote5

The answer: It depends. That is, it depends on which city in Solano County you’re talking about.

Recently, I went into our multiple listing service and did a series of searches to find the last time the median price was as low as it is now for each of the five cities in our Solano market area: Benicia, Vallejo, Fairfield/Green Valley, Suisun City and Vacaville.

Vallejo CA Home Sales For April ‘09 — See Every Home That Sold Last Month

It was another red-hot sales month in Vallejo — the third straight month with 200+ home sales.

To put things in perspective, last April there were only 98 sales in Vallejo. clipboard02So that’s a 223% increase over the same time last year.

The lion’s share of the homes sold in Vallejo last month were distress sale listings (bank-owned “REO’s” or short sales). Less than 6% of the sales were regular “fair-market” traditional sales.

As I reported in yesterday’s Solano County Housing Recap for April, the median price f0r Vallejo in April was $117,000. It was $125,000 in March.

Every month, I publish a list of every home that sold in Vallejo and Benicia. Here’s this month’s list for Vallejo — all 219 of them.

Solano County April Home Sales Totals Are In: Monthly Report Confirms Market Surge

For the fourth month in a row, real estate sales throughout most of Solano County were up dramatically over a year ago. solano-sales-april-09-click-here

And that combined with the continued reduction in the number of homes available for sale adds more credence to the notion that most of Solano County has probably already bottomed out.

In the lowest price ranges, we continue to see multiple offers and bidding wars, as eager first time buyers and opportunistic investors remain very active in the local real estate market. Read the rest of this entry »

Solano Home Sales & Listings Report For The Week Ending May 4

weekly-solano-home-reportWeek after week, the numbers continue to fall. And this week was no exception, as every city in our Solano County market saw its inventory drop and its pending and closed sales figures rise.

Even Benicia got into the act this week, with a 6.9% drop in its housing supply (only the second time since the first of the year that Benicia’s inventory is under 100).

Vallejo’s New Playground — All Finished & Ready For The Kids!

If you’ve been reading along the past six days, you’ve watched the progress of Vallejo’s amazing new children’s playground, which went from start to finish in just five days, thanks to an amazing group of energetic volunteers.

Construction started last Wednesday (April 29) and wrapped up yesterday (May 3).

When I stopped by this morning, the only people there were a few city officials, who were inspecting the workmanship and making sure it was fit for the local children to start playing on it.

The quiet that surrounded the park today was almost eerie. It was certainly a far cry from all the noise and energy that had enveloped the park over the previous five days. Read the rest of this entry »

Are Distress-Sales Listings Dominating The Market In Your Town?

Like the old song says, the more things change, the more they stay the same. At least that’s the case when it comes to comparing our latest Distressed Property Update Report to the one I prepared back in late February.

That’s because the same five cities that led our market area in the percentage of distress-sale listings in Feburary again top the list in the current report. Those ‘honors’ again go to Pittsburg, Antioch, Vallejo, Oakley and Suisun City. Read the rest of this entry »

Vallejo’s City Park Playground: DAY FIVE Is Here — The Finish Line Is Within Sight

img_0127The one-of-a-kind volunteer-built playground at Vallejo’s City Park neared completion this afternoon, just five short days after construction began.

It’s hard to believe that this marvelous gift to the children of Vallejo was just a pile of lumber last Wednesday.

Yesterday, the assemblage of wood and plastic had finally started to look like a playground. Well today, when I snapped some photos and took a few videos around 4:30 pm, only the finishing touches were lacking.

Designed by renowned playground architect Robert Leathers and built from the ground up by an army of volunteers in just five days, the whimsical, fantasy-like playground was now almost reality. Read the rest of this entry »

Vallejo’s Playground Is Underway: DAY FOUR

img_0088The rain continued to fall today, but it didn’t dampen anyone’s spirits.

Work on Vallejo’s new City Park playground continued unabated, thanks to a bunch of blue tarps that turned the emerging playground into a temporary tent city so the work crew could push on.

Yesterday the site still was just a conglomeration of strategically placed lumber. Today it’s finally starting to resemble a playground.
